What is a section 26 notice?
A section 26 Notice is a notice which is served on a landlord by a tenant confirming that they wish to renew, end or change the terms of their commercial lease.
Section 26 of the Landlord and Tenant Act 1954 sets out the information (in the notice) that a tenant needs to give the landlord in order to surrender the lease validly. A tenant can pre-empt a landlord sending a Section 25 Notice (the landlord's equivalent of a section 26 notice), to request a new tenancy and propose terms for renewal.
